Policies 

Deposits and Final Payments

Deposit: All buildings, including repairs and door purchases, require a 25% deposit before we can add them to our schedule. We cannot hold dates without a deposit. We understand that making a large purchase like a shed, barn, or garage is an undertaking. However, without a deposit, dates are scheduled on a first-come, first-served basis.
All deposits are applied toward the specific project estimate for which they are issued. Deposits secure your place in our build queue and cover administrative time, coordination, and design preparation for your project.

Deposits are valid for a period of 12 months from the date of payment. After this time, if your project has not moved forward to construction, the deposit will be forfeited to cover the administrative and design time invested in your estimate and project planning.


If your project scope changes significantly, a new estimate and updated deposit may be required.

Final payment
The balance, minus the 25% deposit, is due on the day we arrive to build. We will charge your credit card upon completion, or you will need to have a check available. Payments must be arranged within 24 hours of completion.

We will charge the card on file within 24 hours of the completion date. Otherwise, please provide a check or cash at the end of the building day. We do not provide financing or extended payment plans at this time. All payments not finalized within 24 hours of completion will result in a $25.00 late fee.

We accept MasterCard, Visa, American Express, Discover, cash, and personal checks.

Estimate Validity
All estimates are valid for 30 days from the date of issue due to fluctuations in material and labor costs. After this period, pricing is subject to change, and an updated estimate will be provided upon request.

Additional Payment Information

Please note:
  • If you are not available on the building date, we'd be happy to send over photographs of the shed to your phone or email account.
  • We cannot accept checks that have security hold in excessive of 24 hours. If you have a security measure placed on your account, we will gladly accept cash, credit card, or a bank check.
  • Final payment cannot be withheld if the courtesy shutters are not on site when your building is complete. They do not impair your ability to use the new building.
  • Withholding final payment after the completion of the building or withholding payment when the building is in use, voids the warranty.​​
  • Any building permitting through Salt Spray Sheds and requiring inspections can only be scheduled through Salt Spray Sheds. To maintain a streamlines process and avoid any potential overlaps or conflicts, we kindly request that all communications with the building inspector be coordinated through our team. 
Chargeback Policy
By making a purchase with Salt Spray Sheds, you agree to contact us directly to resolve any concerns before initiating a chargeback with your bank or credit card provider. Chargebacks are intended for cases of fraud or unauthorized transactions, not as a method to avoid our stated refund or cancellation policies.
If a chargeback is filed without first attempting to resolve the issue with us, we reserve the right to:
  • Dispute the chargeback with all necessary documentation
  • Suspend or cancel any future services or warranties associated with your account
  • Recover any fees incurred due to the chargeback, including legal fees, collection costs, and chargeback processing fees
We are committed to customer satisfaction and will work diligently to resolve any issues fairly and promptly.

scheduling and timeline

Once we receive your deposit, your project will be added to our schedule. While we strive to meet all scheduled dates, adjustments may be necessary due to weather, travel logistics, or prior non-refundable commitments (e.g., boat and hotel reservations).
If you request to pause or reschedule your build, please note:
  • We cannot guarantee immediate rescheduling.
  • Your project will be re-added to our schedule within 30 business days.
  • We cannot delay or rearrange other scheduled projects to accommodate these changes.
Most structures—including sheds, barns, and garages—may take more than one day to build. We prioritize quality and safety over speed. If you delay the project due to personal scheduling conflicts, we’ll do our best to complete the build within 30 days of the original start, but delays may occur.
Any on-site changes made during construction may extend your build time.
While we are happy to answer your questions, response times may vary when we’re actively building. As a family business, we deeply value your patience and support.

2025 tarriff and MAterials Disclaimer

Due to imposed tariffs and market fluctuations, all vendors supplying materials have implemented a 25% price increase on products, effective immediately, as the majority of this material is sourced from Canada. As a result, our pricing reflects this increase, which is beyond our control.

All quotes and invoices are based on current material costs at the time of issuance. Prices are subject to change if additional tariffs, supplier increases, or market adjustments occur before the completion of your project. Salt Spray Sheds cannot be held responsible for tariff-related price adjustments imposed by material suppliers.
For the most up-to-date pricing and availability, please consult with our team before finalizing your order.​

Additional Policy Information

Site Visits

While we don't necessitate a pre-building site visit, if you have site-related concerns, we suggest initial phone consultations supplemented by photos or videos. Should we find the site unfit for building due to landscaping, clearing, sonotubes, or other necessary preparations on the scheduled building date, we'll impose a $100 charge and reschedule to the next available dates, without disrupting other schedules.

We aim to conduct site visits in your area at the start or end of the workday, coordinating with you for convenience.
Currently, Cape Cod site visits post-deposit are free. For visits beyond the Sagamore Bridge, a minimum charge of $85 applies, deductible upon scheduling a new shed with us. Over two-hour travel requires a $145 per hour minimum charge. Payment for site visits is due at the time of the visit.

Weather

Weather, including rain, snow, high heat, or wind, may affect our ability to construct your shed, barn, garage, or cottage, due to safety concerns for our team and to ensure project quality.
Inclement weather may necessitate schedule adjustments. If we reschedule your building dates (even by one day), it doesn't constitute a contract breach or make Salt Spray Sheds liable for any expenses including travel. We reserve the right to reschedule due to weather or unforeseen circumstances.

Contracted Work

If you have arranged for other contracted work to begin at your home e.g. landscaping, tree work, concrete/foundation work please understand this may impeded our ability to complete your project. We require space to build, as we are building on site, and the ability to bring our equipment and vehicles to your job site. If we cannot reach your home, we may have to reschedule your building.

Electricity

If we begin working on your project, and lose power, we must have access to reset your breaker or contact someone who can arrive within 15 minutes to reset the power. If we do not have access or a contact person, we may not be available to arrive the next day to finish your project.

Ramps

If your building will not accommodate the standard ramp, a platform or stairs may be required. This is provided by Salt Spray Sheds at an additional costs. We cannot exchange a ramp for stairs.

Landscaping

For landscaping projects, we recommend install sheds before seed/sod to prevent damage. We strive to protect existing landscaping, but if vehicles park on your lawn, minor disruptions may occur.
If lot lines are unclear, we can refer a land surveyor. This isn't included in our services.
Ground changes may cause your structure to settle. If adjustments are needed, we'll provide an estimate for these changes.

Carry Fees

​We arrive at your property with a truck of lumber to build your new accessory structure. If the location that you would like us to build is further than 25 feet from where we can park the box truck there will be a carry charge.

​To determine if the location is further than 25 feet we encourage you to walk from where you would like us to park the truck, count how many steps you’ve taken and times that by two. 

Site Work

In case of safety concerns causing a reschedule, we'll endeavor to fit you into our schedule, considering our fixed commitments. We understand your anticipation for the new building.
Should we find your site needing landscaping or other preparations upon arrival, we'll need to reschedule the build and apply a $100 fee. Our team isn't tasked with landscaping or site clearing duties.

*We are not responsible for any broken sprinkler head components.

Permits

Homeowners are responsible for obtaining required permits before the building date. Check local building/historic departments for any applicable regulations.

Salt Spray Sheds can secure shed permits for buildings up to 200 sq ft on Cape Cod and the Islands, for a fee. We offer consultation for permitting outside these areas. 

Building Components

We continuously improve our buildings' structure and appearance; thus, pictures may not reflect current product availability. Changes may occur without notice. ​Please note that we don't have direct control over manufacturers that are not owned by us, which may impact the availability and specifications of certain products.

Vendors & Materials

Customer Supplied Materials

We rely on external suppliers for specialty items such as windows, doors, and siding. However, we don't control their operations, and issues can occur impacting manufacturing or delivery. For instance, unnotified product discontinuation can require sourcing substitute materials. Also, shipped products might arrive damaged, necessitating a replacement order. While we work with reputable manufacturers to minimize these issues, factors like inclement weather can still affect delivery times. We appreciate your understanding.
If you decide to make changes to an estimate after we’ve received a deposit or after 14 days from the original estimate, current pricing will be used. The fluctuating lumber cost make it impossible to revert to previous pricing. We will do our best work within your budget.
Our policy on credits for customer-provided materials to ensure we're on the same page. Our policy is designed to be fair and consistent for all our customers. When a customer decides to purchase their materials, like roof shingles, we offer a credit equivalent to what we would have normally paid for those materials ourselves.
We understand that there may be instances where the materials you've selected are priced higher than what we typically allocate for them. While we deeply value your choice and investment in quality, our credit system is based on our standard cost to ensure equity and manageability for all involved.

Custom Orders

If you would like to order custom window boxes and shutters for your building or an older building, those items must be paid in full prior to installation.

cancellations and refunds

Cancellations and RefundsA binding agreement is established upon receipt of the customer’s deposit. This deposit secures your building date and initiates essential project activities such as scheduling, material procurement, and design preparation.
We offer customers the option to cancel an order before the start of the building process. Refunds are subject to the following terms:
Customer CancellationsCancellations made 21 or more days prior to the scheduled building date:
The deposit will be refunded minus a 10% administrative fee, along with deductions for:
  • Any non-refundable scheduled items (e.g., boat reservations, hotel accommodations)
  • Any completed work (e.g., architectural drawings, permit or engineering fees)
  • Any specialty or custom materials ordered for your specific project
Cancellations made within 21 days of the scheduled building date:
Due to advanced planning, labor scheduling, and materials preparation, the deposit will be refunded minus a 20% administrative fee, along with deductions for:
  • Any non-refundable scheduled items
  • Any completed work
  • Any specialty or custom materials ordered for your specific project
All deductions will be itemized and documented in writing. Refund processing begins upon written confirmation of cancellation by Salt Spray Sheds. Refunds may take up to 30 business days to process.

Salt Spray Sheds Cancellations

Salt Spray Sheds reserves the right to cancel a project only when it becomes unfeasible to continue due to communication breakdowns, site conditions, third-party complications, or customer conduct that prevents successful completion of the project. We define “disruptive” as behavior that significantly interferes with our ability to serve your project or other customers, despite at least two documented attempts by Salt Spray Sheds to resolve the issue.​

In the event Salt Spray Sheds must cancel a project, the refund will be processed using the same structure as customer cancellations:
  • 21 or more days prior to the scheduled build date: refund minus a 10% administrative fee and documented deductions
  • Within 21 days of the scheduled build date: refund minus a 20% administrative fee and documented deductions
All refund-related deductions will be itemized and provided in writing.

General Terms

Salt Spray Sheds shall not be liable for any incidental or consequential damages resulting from cancellation, including but not limited to loss of use, travel expenses, rescheduling costs, or third-party penalties.

We are committed to resolving concerns in a professional and respectful manner. If you have questions about your refund or project status, please contact our office directly before pursuing further steps. All communications, project timelines, and material orders are internally documented to ensure transparency and accountability.

Refunds may take up to 30 business days to process.

Projects over 200 square feet

Blueprint & Design Policy
All framing designs created by Salt Spray Sheds are proprietary and may not be shared, reproduced, or distributed without written consent. Due to the customized nature of our larger structures, including garages, cottages, and homes, frame plans are not shared.

Please note: Payment for engineered stamped plans covers time and expertise, not transfer of plan ownership.

The engineered plans will only be prepared after that portion of the deposit is paid in full. Because these larger projects often require formal blueprints and engineered drawings, please allow up to 16 weeks for preparation, revisions, and permitting. Please note: Salt Spray Sheds does not control the timelines of third parties, such as architects, engineers, or local building departments, which may impact the overall project timing.

Permits & Zoning
Homeowners are responsible for
obtaining any necessary permits, unless they specifically contract with Salt Spray Sheds to do so. Customers are also responsible for understanding and complying with all local zoning regulations, including setback requirements. Salt Spray Sheds does not measure setbacks before installation. If a building is placed incorrectly, any relocation, including related site or foundation work, will be billed to the customer. We encourage you, if concerned, to have a land surveyor mark the precise location on your property. 

Design Ownership
While we are happy to provide copies of elevations and relevant slab plans for your records, framing and structural plans are proprietary and are not released for ownership, modification, or distribution. Framing and structural plans remain the exclusive property of Salt Spray Sheds and are never released for customer ownership, distribution, or modification.

Project Initiation
Blueprint and design work will only begin once full payment has been received for those services. This ensures that the time and resources allocated to your custom project are covered appropriately.
If you have questions about blueprints, permitting, or the design process, please don’t hesitate to contact us.
  • Design Ownership: All designs remain the exclusive property of Salt Spray Sheds. While we are happy to provide copies of elevations and relevant slab plans, frame plans are proprietary and not available for customer ownership or distribution.
  • Project Initiation: Our design team will begin the blueprint process only after payment has been received.
  • Payment schedule: After the plans are approved by the building department, a 25% deposit is due to our office. After the frame inspection, an additional 25% is required. The final payment is due upon completion of the building, which is considered to be when the structure is fully built, not when a final inspection is conducted.
  • Please note: any electrical, plumbing or HVAC work cannot be started or completed until we receive the final inspection. 
Customer Participation Policy
While we appreciate your desire to stay involved in the building process, we ask that customers refrain from contacting the building department for updates, requesting copies of plans, or printing building documents independently.

All necessary documentation and updates will be provided directly by our team. Plans submitted to the building department are for official use and reference only; they are not required for homeowners to have on hand.
Unsupervised access to construction documents can lead to confusion, misinterpretation, and unnecessary delays in the project timeline. To ensure accuracy and efficiency, please direct all questions or requests to our office.

Communication & Project Management Policy:

For buildings over 200 square feet, Salt Spray Sheds is committed to transparent and professional communication while maintaining efficient project timelines. Our typical process includes one meeting, call, or email exchange to provide an estimate (averaging two hours), followed by up to 10 emails to finalize project details. There may also be a need for a site visit.
For projects exceeding 200 sq. ft., if communication significantly exceeds this standard without a clear necessity related to project complexity, Salt Spray Sheds reserves the right to charge an hourly General Contractor (GC) rate of $125 per ​hour for excessive communication, coordination, or administrative time. These charges will be documented and added to your final invoice.

​Professional Conduct Expectation
Salt Spray Sheds maintains respectful, collaborative relationships with our engineers, architects, inspectors, and clients. If a customer chooses to bypass our process by contacting third parties (such as building inspectors) directly, disrespects our team or partners, or engages in unprofessional or disruptive behavior, including excessive micromanaging or communications that interfere with our workflow, we reserve the right to immediately terminate the agreement.

Refunds, if applicable, will be issued in accordance with our stated refund policy.
