Policies -Site Visits, Permits & Payments
While we don't necessitate a pre-building site visit, if you have site-related concerns, we suggest initial phone consultations supplemented by photos or videos. Should we find the site unfit for building due to landscaping, clearing, sonotubes, or other necessary preparations on the scheduled building date, we'll impose a $100 charge and reschedule to the next available dates, without disrupting other schedules.
We aim to conduct site visits in your area at the start or end of the workday, coordinating with you for convenience.
Currently, Cape Cod site visits post-deposit are free. For visits beyond the Sagamore Bridge, a minimum charge of $85 applies, deductible upon scheduling a new shed with us. Over two-hour travel requires a $145 per hour minimum charge. Payment for site visits is due at the time of the visit.
Homeowners are responsible for obtaining required permits before the building date. Check local building/historic departments for any applicable regulations.
Salt Spray Sheds can secure shed permits for buildings up to 200 sq ft in Cape Cod and the Islands, for a fee. We offer consultation for permitting outside these areas. For buildings over 200 sq ft, we provide necessary information for permits, with a fee for any required drawings.
Changes to the building use, affecting permits before the final inspection, are the homeowner's responsibility. Final payment is due upon building completion, not final inspection.
Our framing designs are proprietary and can't be shared without written consent. Due to the customized nature of our larger projects (garages, cottages, homes), we don't share interior designs. Payment for engineered stamped plans covers time spent, not plan ownership. Elevations aren't prepared until fully paid.
Homeowners must either secure a permit themselves or contract with us for this service. They are also responsible for understanding and complying with zoning regulations. Salt Spray Sheds isn't responsible for measuring setbacks before installation. If a building is wrongly placed, there'll be a charge to move it, which may include site or foundation work.
Deposits and Final Payments
Deposit: All buildings, including repairs and door purchases, require a 25% deposit before we are able to add them to our schedule. We cannot hold dates without a deposit. We understand making a large purchase like a shed barn or garage is an undertaking. However, without a deposit, dates are scheduled on a first come first serve basis.
Final payment: The balance, minus the 25% deposit, is due upon completion of your building. Payments must be arranged within 24 hours of completion.
We will charge the card on file within 24 hours of completion. Otherwise, please provide a check or cash at the end of the building day. We do not provide financing or extended payment plans at this time. All payments not finalized within 24 hours of completion, will result in a $25.00 late fee.
We accept MasterCard, Visa, American Express, and Discover, cash and personal checks.
We offer our customers the option to cancel an order before beginning the building process. If an order is canceled, Salt Spray Sheds will return the deposited amount minus 10% for incurred office costs, plus any scheduled items, e.g., boat, hotel, that cause Salt Spray Sheds to incur a cancellation fee or completed work such as architect fees, permit fees, or engineering fees and any specialty materials which were ordered including frames for larger buildings. This applies to orders canceled 21 days before your scheduled building date in writing.
If it is within the 20-day window before your building date, Salt Spray Sheds will return the deposit, minus 10% office costs and minus any cost of materials that have been ordered for your particular project. Additionally, refunds may take up to 30 business days to process.
During times of local, state, or nationwide emergencies, or if the area has been designated a disaster area via the local, state, or federal government, we are happy to reschedule your building date but will not be able to issue refunds. Additionally, we cannot make exceptions to the 10% office costs or the scheduled items, materials purchases, or completed work.
